Cooling that has to work in August, and survive September

Air conditioning, heating and humidity control for Fort Myers homes and businesses — from a shop on Cleveland Avenue.

Storm season

What to do with the outdoor unit before, during and after a storm — and what must be checked before it is switched back on. The storm plan walks through it.

What we are called for

  • It has stoppedDiagnosed with instruments, priced in writing, repaired where the repair is honest.
  • It runs but the house is dampCooling removes moisture only while it runs. Sizing, fan speed and duct leakage decide that.
  • Water where it should not beCondensate drains block every season here, and the damage is usually worse than the fault.
  • It is time to replaceSized from the building, with the ductwork tested before anything is ordered.

Storm plan

The equipment decisions people make in a hurry

Whether to isolate the outdoor unit, what to do about a unit that has been under water, and what has to be checked before anything is energised again. These are safety questions as much as equipment ones.

The plan sets out each stage — before, during and after — and it says plainly which steps are not ours to do.

Humidity

Cold is not the same as dry

In Lee County a large share of what cooling equipment does is remove water. A system that is too big reaches the set point quickly, shuts off, and leaves the moisture behind — which is why a cold house can still feel heavy.

  • SizingThe usual cause, and it cannot be fixed with a setting.
  • Fan speedA slower coil airflow dries better. Often a setting rather than a purchase.
  • Duct leakageA leaking return pulls humid attic air straight into the system.
  • DehumidifiersGenuinely useful in some houses here. We will say when yours is one.
Questions

Before you call

The house is cold but it still feels damp. Why?

Cooling removes moisture only while it runs. An oversized system reaches the set point quickly, shuts off and leaves the water behind. Sizing, fan speed and duct leakage are the three things that change it.

What should I do with the outdoor unit before a storm?

Switch the system off at the thermostat and at the breaker before the weather arrives, clear loose items away from it, and photograph it. Our storm plan sets out each stage, including what not to do.

The unit was under water. Can it be cleaned and restarted?

Leave it off. Submerged equipment holds water and salt in motors, boards and wiring, and it needs inspecting before it is energised — sometimes it is repairable and sometimes it is not. Forcing it on is how a repair becomes a replacement.

How often should the condensate drain be cleared?

At least once a year here, and it is the most common avoidable call we take between June and October. A blocked drain does more damage to a ceiling than the fault does to the system.

Do you work on commercial buildings?

Yes — restaurants and kitchens, retail, offices, clinics and managed properties, with maintenance timed to the season.

Which areas do you cover?

Fort Myers, Cape Coral, North Fort Myers, Lehigh Acres, Estero, Bonita Springs and Sanibel.
